Let’s face it – a commercial air conditioning system works a lot harder than the one at home. Running 8 to 12 hours a day with bigger occupancy loads, and cooling a space where customers notice the second it isn’t right, most Queensland businesses need a professional service at least quarterly, not once a year.

How often does commercial air conditioning actually need servicing?

Quarterly, as a general rule – compared to once a year for most homes, but that comes down to how hard the system’s working. A home unit might run for a few hours on a hot afternoon, while a commercial system in a retail store, office or medical centre is often on for 8 to 12 hours a day, five to seven days a week, cooling a room full of people who clock a stuffy space within minutes.

Keep in mind that there’s no single law that says “quarterly, full stop.”

It comes from AIRAH’s DA19 guidelines, which recommend tailoring frequency to the system, its usage hours and occupancy. Where AS/NZS 3666.2 applies – for mostly larger air-handling and water-based systems, where Legionella risk comes into play – specific tasks are scheduled monthly, quarterly, six-monthly and annually.

What’s included in commercial air conditioning maintenance?

Is preventative maintenance actually worth it?

A well-maintained system runs more efficiently, breaks down less, and lasts longer than a neglected one. It’s the same logic as any piece of equipment you rely on daily – catching any wear and tear early will cost you less than scrambling for an urgent solution or inflated replacement costs once your system has failed.

What are the compliance requirements?

Work health and safety: The Work Health and Safety Act 2011 (Qld) requires employers to provide “reasonable thermal comfort.” There’s no fixed maximum temperature in law, but WorkSafe Queensland’s Managing the Work Environment and Facilities Code of Practice 2021 sets the expectation – and a system that can’t hold a reasonable range is a real risk exposure.

Microbial control: AS/NZS 3666.2:2011 governs maintenance of air-handling and water systems to control microbial risk, including Legionella and is mostly relevant to larger systems and anything with a water component.

Insurance: Most commercial property policies expect documented maintenance records if you ever need to claim over a system failure; however, you would need to check with your insurance provider for the requirements needed for compliance.
